My response is just my opinion and it is addressed to everyone on the list.  Patrick's boat is a very good value and I agree that the location is the number one problem with the sale.   The person that sold us our boat commented that boats are definitely not "liquid assets."  The seller started out asking too much during the spring which is a prime selling time here and then reduced it too little in the fall when the market was soft.  I bought it in the winter when the boat was at its lowest value.  So timing and pricing are almost as critical as location to a sale.

I live in the Northwest where boats sell for more than anywhere else in the country.  There are fewer quality sailboats in the 35 -40 foot range here right now than I can remember in 10 years.  I think I could sell our boat now for what we have invested (a bad word when applied to boats) in it.

Again my opinion is worth what it is costing you.  I look for boats in as near original condition as possible, that is, no extensive modifications and no holes which have been poorly filled.  Next I look one which has been kept clean and maintained.  Finally, I look for a boat that has been tastefully updated with quality equipment.  These boats are hard to find and are worth the higher price.  In retrospect I wish that I had realized this when we bought our C38.
